On the map: Harbour Ten10 is bringing density to Whitby’s historic district

Whitby has long been a car community, but Castle Group Developments is hoping to change that. Constructed on 1.5 acres of a former trailer park, a new midrise 5-storey, the 110-suite development Harbour Ten10, is 10 minutes from most of Whitby’s amenities.


“When we first saw this property, we knew the location would attract buyers looking for convenient living close to a wealth of amenities, from restaurants to schools and nature trails,” says Castle Group CEO Nick Nanji.


Castle Group is a newer development company; this project represents its fifth in a series of GTA housing initiatives, including the Vida at Bayview Village, The Palm in North York, Bellair Gardens in York Mills and Tuscany Gates in Mississauga.


“Whitby is one of the most rapidly growing cities in Southern Ontario,” says Mona Bhamani, president of Castle Group Developments. “The price of housing here has also risen exponentially. That’s why the city really needed some higher density housing.”

Nestled in the historic district, Harbour Ten10 sits in proximity to golf courses, Brock Street Brewery, parks, the Waterfront Trail, Port Whitby Marina, a GO station, the Ontario Tech University, public schools, Durham College and the Whitby Civic Recreation Complex. It’s also a short distance to the major highways — the 401, 407 and 412.


Ten minutes away, the Whitby Yacht Club is located in the harbour, overlooking Lake Ontario. It’s here that the community convenes for weekly sailboat races, access to boat — including paddleboards, canoes, kayaks and dinghies­ — boating lessons and fine dining events.


“A lot of our design cues came from the inspiration provided by the harbour and the water,” explains Bhamani. “There are blue accents throughout the building and walls take the colour of neutral sands.” A double-height lobby has a fireplace, floor-to-ceiling windows and modern furnishings, along with a concierge desk.


There’s also the affordability factor. As an immigrant to Canada, Bhamani recalls a time when housing was challenging for her own family. “I remember when my father struggled to afford a condo,” she says. “That’s why it was important for us to keep the costs down, especially our condo fees.” The smallest suite, at 594 square feet, starts at $599,990 and includes an underground parking space.


“We anticipate a lot of downsizers as well as first-time buyers, so we have amenities for everyone,” says Bhamani. These include a games room, yoga and fitness rooms, barbecue areas and landscaped greenspace, a social lounge with an entertaining kitchen and a children’s playground. “It was important for us to offer all of these amenities without breaking the bank,” she explains. “We think everyone deserves housing and a decent place to live.”


Suites feature nine-foot ceilings, plank laminate flooring, individual HVAC and contemporary kitchens with granite countertops. Units range from one- to three-bedroom units with or without dens, topping out at 1,325 square feet. Occupancy begins in late 2023.
